How long is the resale disclosure package valid for? When should an update be requested?

The Virginia statutes do not clearly define the validity period of a resale disclosure packet, but simply provide that it must be current as of the date noted on the packet itself.  A disclosure packet update may be requested by the seller, seller's agent, the purchaser, or the purchaser's agent within 12 months of the delivery of the initial packet. The fee for an update is $50. The Association recommends requesting an update if the packet is more than two months old as several documents contained within the packet will likely be updated.

If the violations noted on the compliance inspection form are corrected and the seller wishes to have a one-time reinspection conducted and an updated compliance inspection form issued, a resale reinspection order must be placed through www.HomeWiseDocs.com.
